Our Process

01

Pre Design

Following our initial meeting, we ask our clients to complete a design brief and share any inspiring images. We will then meet again to discuss the brief. We like to understand who our clients are and how family and friends should be considered. This ensures we commence the project with a deep understanding of our clients.

Concept Design

A high level concept will be prepared which considers the characteristics of the site and the client’s brief. Sketch floor plans, cross sections and 3D views will be presented. We table architectural directions that likely won’t have been already considered by our clients. The concept will be refined until a preferred direction is agreed.

Developed Design

The concept is refined and taken to the next level of detail. We will provide CAD drawings of floor plans, elevations, cross sections and realistic 3D renders. Preliminary pricing can be prepared at this stage by either a preferred building contractor or Quantity Surveyor to ensure the design is aligning with the budget.

Resource Consent

If this is a requirement for your project we will provide the required documentation for the application. A report, prepared by a separate planning consultant, will be lodged alongside our documentation with the local authority. We will work closely with the Planner to guide the Resource Consent through to approval.

Detailed Design

Once the Resource Consent is approved, precise detailed drawings and specifications will be prepared that are required for Building Consent, pricing and construction. We will coordinate all consultants and prepare a package to be lodged with the local authority.  We will act as your agent to guide the Building Consent through to its approval.

Procurement

We will assist in selecting a main contractor.  This is typically via a competitive tender, negotiated contract, or preferred builder arrangement.

Site Observation

We will observe the construction process to ensure design intent is maintained.  We will attend site meetings, answer contractor queries, issue site instructions and review shop drawings.  The extent of our involvement during the construction phase can vary and would ultimately be decided on by the client.

Handover

Once construction is complete we will assist with the preparation of a defects list and documentation required to achieve the Code Compliance Certificate.

How do you approach budgets and project costs?

Budget is considered from the outset. Once the brief is understood, we work with you to align design direction and budget expectations. Input from a builder or quantity surveyor during the design stages provides cost understanding as the project develops. Our aim is to maintain a clear balance between design ambition and financial reality throughout the process.

How involved will I be during the design process?

You can decide your level of involvement throughout the process. Some clients prefer to be closely involved at every stage, while others prefer a more hands-off approach. Either way, we take the time to listen carefully and ensure you feel confident in the direction of the design. Our aim is to make the process of building and creating a home as rewarding as the outcome itself.
